The latest countywide data indicates a steady, active market—not a broad downturn. July’s average sale price reached $1,232,971 while closed transaction sides rose 8.0% from last year.

Inventory contracted from 4.3 months to 3.0 months year over year. That level generally favors sellers, yet an average of 31 days in the MLS gives buyers more time to evaluate value than during the peak bidding-war years.

That depends on the property and your financial plan—not a headline alone. With limited supply, be prepared before the right La Jolla or San Diego home appears. Compare recent neighborhood sales and evaluate solar, efficient windows, insulation and modern systems for their long-term ownership value.

California's average 30-year fixed mortgage rate was 6.49% in June 2026, compared with 6.82% one year earlier, according to the California Association of REALTORS®. Mortgage pricing changes frequently. In every purchase conversation, I recommend checking with local credit unions because their rates and fees can be very competitive. Qualified buyers may also want to ask a licensed lender to compare a 5/5 adjustable rate mortgage and a 7 year ARM with a fixed rate loan. These options can increase initial buying potential, but future rate adjustments and long term costs should be reviewed carefully.
